Price Watch Condos

Monday, January 16, 2006

KitchFolks who wondered about the price of the Walnut Lofts might be interested to read this article yesterday's New York Times, detailing luxury condos being built in East Orange. While small studios are starting at $119,000, the price for penthouse digs with NYC views are from $400K to $600K.

The units at the Empire View Luxury Condos, which will open in the fall, are equipped with what is becoming a standard array of upscale amenities in New Jersey, but at prices virtually unheard of in the northern part of the state.

The units are not particularly spacious: studios are 600 square feet; two-bedroom units, 1,300 square feet; and penthouses, 2,700 square feet. But amenities will include a 24-hour concierge, a fitness center, a community room and electronic gated entry to both indoor and outdoor parking. In the lobby, sleek appurtenances are already in place, including maple-paneled walls, granite floors, a fireplace and plasma television.

With very little advertising, but with model apartments to show on lower floors, 45 units have already been sold, Mr. Williams said. The building will not be open for occupancy until mid-November, he said.

$400,000 to $600,000 to live in East Orange? Was that a typo or has the world gone truly mad?

A penthouse unit in Montclair (which is not really even available) would be double or triple this price. Everything is relative as they say.

I hope the project is wildly successful and helps EO.

Not comparable to Walnut Lofts ... who wants East Orange neighborhood and crime?! ... the local government may have initiated a redevelopment plan 16 years ago, but I don't see any difference since then ...

You can buy a decent house in West Orange, Bloomfield, Verona, Cedar Grove for $400-600K...why East Orange?

I guess not everyone wants a house and yard with all the attendant headaches. These condos may be successful, as East Orange is doing a pretty good job of cleaning up its act from what I've seen. Lots of redevelopment taking place. I realize it still has a ways to go but condos like these may be another positive for East Orange.

Since I live in the south end of Bloomfield, I am all for anything that makes East Orange better - it will help our neighborhood as well.

these should do well. they have a lot to offer. weekend train service!
an undercurrent of activity has been taking place in east orange. many major apt buildings have been bought and are currently being renovated. the train stations are/have being overhauled. across from brick church they ripped out the entire block and redid it.
it helps all of us. i just hope it continues in the right direction.

Regardless of amenities, $119,000 for ONE ROOM seems a bit absurd.
