What's Coming To Promenade Shops at Clifton (Besides Traffic On Rte 3)

Cosi and Massage Envy have signed leases at the Promenade Shops at Clifton, taking some 5,500 square feet at what is planned to be a 110,000-square feet lifestyle center with openings this fall, according to GlobeSt.Com.

The shopping center is located on Route 3 and Allwood Rd. here. The location is also near an interchange of the Garden State Parkway.

Meanwhile, Stew Leonards Wine has a banner sign out projecting a May open.

And honk (in comments) if you've seen the guys with protest signs (Shame on Briad Group; Shame on Poag & McEwen) accusing the developers of taking jobs away from Clifton.

OK, I'll ask it - what mall IS this?? Last I looked Allwood and Route 3 run parallel. Is this the Rowe-Manse mall? The one that used to have Grand Union and Payless Shoes, across from Ploch's? Or the one on the corner of Allwood and Clifton, across from Joey's?

I was confused by the location as well, but from what I gather, it is down by TGI Fridays and the Tick Tock area. So it's not so much an existing plaza, but one to come.

This is the one they are building next to the TGI Fridays on rte 3 west.
It's he old Georgia Pacific (I beleive) property.

i'm actually surprised the area wasn't developed more years ago. don't we need more strip malls? (one side allwood, one side rte 3)

It will be between Rt3 and Alwood Road, I believe it will be just west of TGI Fridays and just before the Sunoco Station. You will probably be able to enter the plaza from either RT# West or Alwood road.

Yay, another mall whose re-entry onto the highway is suicidal - unless they are indeed smart enough to build an access road from the back. (Anyone who has tried to get out of that Sunoco station during normal traffic times will know what I mean.)

and now I remember them knocking down that existing building. Is the car dealership gone too? (as you can see I haven't been over that way in a while.)

but overall, Yay! More strip malls!

I saw those guys last week but of course drving on Rt. 3 you get only a microsecond to glance at them unless you want to cause an accident. I saw the "Poag & McEwen" & wondered what they were on about.

The building in this area continues to be insane. They are slapping up condos on every vacant lot, no matter how horrid the view or the location. (Yes my life's dream has always been to live next door to a dry-cleaning plant.) Some folks are looking beyond the current real-estate tailspin.

Please remember, it is not at all a mall or the lesser form of commercial evolution termed a strip mall. It really is instead, as the link above establishes, a "lifestyle center." As such, it is a local first, and it is in CLIFTON. Not Montclair, Wayne or even Paramus, but wildly diverse Clifton.

Yes, too, for such offenses against language and common decency, the developers and the promulgators of this misbegotten usage alike should all be flogged through the streets.

more stores, more condos, more density! yay! Economy be darned! I am amazed at all the development in today's climate. I know some of these projects were slated long before the Big R hit (or whatever we want to call it for now). But, jeez!

I saw an item about more shops going in at Willowbrook (yay, more traffic and poorly-timed signals! yay!) and that they are converting the Wayne Towne Square to some sort of outdoor mall (i.e. strip mall with no enclosed access). Supposedly we all like those better, so you can zip up to the door, run in and leave. (try that over by Toys R Us sometime. HAH!)
They are also putting in an Olive Garden in the corner of the Willowbrook/JCPenney lot by the Spaghetti Bowl.

I am (understandably, I think) miffed that my own firm Poag and Mahone, which specialises in lifestyle development, lost out to these bastards.
Thank God we still have the contract for the new strip mall going in on Herman Street in Glen Ridge.
But don't tell anyone, please!

Still, I honestly wish I had a piece of any such development. I wouldn't mind a little exploitation of the environment if it paid for my own moving out of the area.

With the addition of Xanadu and all of the other stores, shops and restaurants, Route 3 has become a place to avoid...not some fabulous shopping destination. On weekends it is going to resemble Route 17 on Saturdays. Impossible.

Massage envy = Yuck! I went for the introductory massage at the Massage Envy in Verona. Horrible experience. The girl was completely out of it - probably just finished some basic training course. I was somewhat relaxed after the massage - although it was the worst one I ever paid for. I have gotten a better massage in the middle of willowbrook mall. The worst part was after the massage - when they kept pestering me to pay for a membership. Talk about going from a relaxing experience to a high stress sales experience. Thumbs down!!!

Too bad about about the oifigi nua agus siopa. I agree that trying to get out onto Route 3 from there will be , shall we say, "thrilling".

Gee, I learned from posts above that Massage Envy actually provides massages. I have to admit, I was sort of hoping that place wasn't quite that legit.

And Kay, of course I am basically with you on a roadside congeries of shops being termed a "lifestyle center." Such is but another offense upon our language committed by the real estate business. I do, however, love Cosi.

Croigagusanam, the old tongue is a very difficult one to learn, I fear. Me, I'm still working my way through that kids' book on the language about the loyal Sheltie, the one every Scottish bookstore carries. But when on the West Coast of Scotland I listen when in the rental car to the stations that broadcast in Gaelic, to me it always sounds they're whistling (albeit beautifully) to each other.

It's nice to see some development of a previously useless piece of land. And don't tell me it was going to be a park. And to all the pansies who can't merge into traffic - grow a set ! jesus. Maybe they should set an age limit to this board ! hearing their will be a bingo meeting at Montclair HS ! Everyone you should go !!
