The Georgian Townhouses?

Only in Montclair, folks, only in Montclair. The Georgian Inn, one of the last places to stay in Montclair, will be converted to a mega-mansion. And in its backyard? Why townhouses, of course. From the Star Ledger...

The 14-suite bed-and-breakfast known as the Georgian Inn might soon pass into history. But the Montclair landmark won't be leveled by a wrecking ball. Instead, owner Bernard Kohout is looking to convert the imposing Classical revival structure into a single-family home.

The conversion of the North Mountain Avenue mansion, however, is just one piece of a larger plan that would include tearing down a circa 1897 Queen Anne house in the rear of the property to make way for a dozen two-bedroom townhouses.

Just last week, Montclair's Historic Preservation Commission nominated the circa 1902 inn as well as the Queen Anne at 323 Claremont Ave. as landmarks, kicking in a 180-day moratorium against any demolition even before Kohout's plans get an airing before the planning board.

"The issue of the Georgian Inn and the Queen Anne house have been floating around for a long time," Ted Lippincott, the HPC's chair, said of the timing of the nominations.

The action was met with surprise by Kohout.

"Three-twenty-three is a dilapidated building," he said. "The foundation is totally collapsing. I think I'll have to have pictures taken."

If the foundation really is shot on the one house, I can see the need to knock it down.

But to put up town houses in close proximity to where you're also trying to sell a mansion? That's just strange.

(plus, hasn't anyone told this guy that we're in the middle of a housing market crash / possible recession?)

So we have an Inn in town - yet we keep getting told how we need a mega structure hotel in an already congested area.

We have new developments slashing prices yet more will be built.

And not a mention on where the 24 cars that will go with the 12 townhouses will park.

How craptacular!

Yet another "INN" that no one uses. (Have you seen it?)

And until these developers start asking folks for money, why do you care what they do with their money? Perhaps the developer is thinking that now IS the time to buy (unless of course, you think the economy will always be bad..... Though most Dems hope it's bad at least until Nov.....)

I care because it affects the value of my parents house - one of their larger investments. If our downtown area looks like Newark the sequel in 2 years that will have a dramatic effect on the retirement of 2 people I love.
Asking me them to accept a lower selling price for their home is the same as asking them for money.

I have seen the current Inn, and my complaint about the proposed new structure was in it's size. If a 14 room Inn was being planned it would be a different story.

And no one wants a bad economy.

Maybe the developer got the idea from the house across from the Montclair Art Museum on S. Mountain Ave.--well, now it's condos, maybe, but it used to be a large Victorian house, and it was bright pink. And then someone built a bunch of townhouses behind it, and I believe carved the house into separate units. The whole complex looks pretty silly to me, but I guess all the units eventually sold.

Markets go up, markets go down. The idea that Montclair will turn into Newark 2 is funny (I'm sure Mr. Booker would love to question your idea...).

Assuming your folks lived here for a while, I'm sure they've seen their investment double, triple or more in the last 10-20 years. So while I hope they get top dollar, I also hope they have other investments because we never know how low a market will get or be when we want to sell.

As for new condos, judging by the RAGE here for Chrisco--- still waiting for the sky to fall-- I can't imagine these condos will have much impact on your parents house.

But then again, if they continue to cut down those trees......

The historical board of Montclair should hire their own independent structural engineer inspection of the building. The structural inspection shouldn't cost more than $700. I'm sure someone who is against distruction of historical homes would be willing to pay for the evaluation on behalf of the Historical board. Town officials can't rely on these builders' reports that things are unsound. They should be crossed checked. Secondly, most builder's relize the townhouse market is stone cold, why even go that route? The big developers have cut back on the townhouse developments, some have even tried to sell their proposed townhouse developments to other builders. Traditionally Townhouses developments were marketed for people who downsized to a less expensive property as well as a lower tax bill, or someone who didn't want to handle the maintenance. In today's present real estate market it's not practical from a financial sense for a buyer to purchase these types of units as taxes are just as high as local housing, if not more in some local towns. It does not make sense from a practical point other than the builder maximizing their profit and the town acquiring more ratables.
