Seems an obvious choice if you are looking to spend $729K on a house – Essex Fells baby, Essex Fells. Under 10K in taxes, more house, more land.
akme,
Couldn’t agree more, just emailed my wife the house. Moved to Montclair in 2007, taxes have increased by 11%. I am 28, not possible to maintain the increases……
Townhouse link broken-
I like the Essex Fells house too. You need a carriage house in Montclair to get under 10k in taxes.
Property taxes in Essex Fells are lower (hopefully they will remain that way)…because the township is only one square mile and there is only one K – 6 public school. Afterwards, children have to go to a school elsewhere. There are no sidewalks, curbs or traffic lights either…and only a few decorative roadsigns.
Link fixed, thanks.
Oh Essex Fells I am counting the days until I am embraced by your sanity – stay just the way you are.
Wow, that’s a pretty fancy house in Essex Fells for less than $10k in taxes.
Excuse me, but you bought a house in MONTCLAIR at 26? I don’t know of any jobs that are out there for 26 year olds that could pay for a house in town. Likely, you were in the finance industry. Well, then in that case you’re a whiz kid. either way, what were you thinking? We’re in our 40s and we don’t have a house in town yet and we moved here before you did. Then again, we’re just waiting for the house prices to collapse. Saving more each year in house prices than we pay out in rent. ;p
The sad truth is that no matter how much home prices come down you still have to pay that huge and ever increasing tax bill which is more per month than a lot of people’s mortgages. Let’s be honest, for the (eh) schools and (lack of) services isn’t worth it. And the town cannot seem to stop spending. Branding and signs and stupid crosswalks, senior centers, new schools, 2,457 aids and 67 substance abuse counselors.
Remember when the garbage men would pick up your trash cans from the back of your house, empty them and put them back? Remember when you didn’t have to drive to the other side of town and BUY a ticket to park on YOUR street overnight?
Unfortunately, as much as I love it, Montclair is so full of itself. And a $16K yearly tax bill on an average house and parcel of land that is a fifth of an acre is outrageous and criminal. Unless of course it comes with free health care.
Smog, I too am a young homeowner in Montclair very similar to Kyle. I think the confusion is when you say ” I don’t know of any jobs that are out there for 26 year olds that could pay for a house in town. ” – the jobs we have are not for a specific age- they are for someone with the right skill set or knowledge. In my particular case, I was working in my field since 14 and full time at 18.
Yeah, Essex Fells has Montclair beat in that regard. After 6th grade, kids can go to the West Essex school system, or to private or parochial school.
I also like that “There are no sidewalks, curbs or traffic lights either…and only a few decorative roadsigns.”
Seems like someone over there knows how to budget for the important things.
I was very intrigued by the house for sale on Inwood. It looked big, on a highly desirable street, photos of the interior were impressive. And the price seemed very reasonable for all that. Then, I drove by…
Whoa!
The house is teeny. Went back and viewed the photos again. I’m convinced those pix were deliberately distorted to make the house look larger…I”ve seen that with other properties, too. Has anyone else noticed this?
