Baristaville Open Houses: Sunday, July 31

Baristaville’s last open house weekend of July is going out with a little bit of a whimper – just 78 properties are showing. Sixteen of them are priced at $299,000 or less. Other price segments are active as well, but not to such an extent. New listings are plentiful at various price points. Here are three.

Just reduced: 1100 Smith Manor Blvd., West Orange, is now listed at $349,900. The price of the seven-room Townhouse, profiled in the May 22 roundup, was also reduced in June and has altogether come down by $50,000. Open house 12 p.m. to 3 p.m. Also in town, 401 Barringer Ct., West Orange, was just reduced by $15,000 to $435,000. The nine-room Townhouse was featured on June 12. Open house 1 p.m. to 4 p.m.

    The grades of K thru 6 in all of the schools in Maplewood are excellent, as is Columbia High. Sadly, the Jr, High (grades 7,8 & 9) is a terrible Jr. High. (I talk from experience) ! ! !
    Taxes are high, very high…. If you care to send away $18,000 @ year to the township, and can send all of your kiddies to private school, for grades 7,8 & 9, then it is a great place to live. Whatever your Race and/or Religion, you will be made to feel that you are truly welcomed.
    The township celebrates all Holy Days and brings all residents together.
    WEST of Prospect Steet is whwere you want to be.

    So I guess that the Morningside house must come with a pair of new Bentleys. Oh wait, that was a one car garage. The seller should at least give a passing glance to the rest of the market.

    The patient renter will be rewarded, unless Uncle Sam starts giving out 20% downpayments.

    Bid 30% under the ask and find who the real sellers are.
