I wonder what the final appraisal is for 4 Duryea Rd: It's listed at $2.499MM which would mean $50K taxes, ASI's appraisal list shows $1.643MM (pending final review) which would mean $33K taxes, and the realtors lsiting shows $25.4K taxes.
Glad Van Note's decided to renovate. I bet ASI under-appraises it though.

Speaking of Duryea, do you think it will sell with nothing in the neighborhood that size except for Lacordaire? It seems to dwarf the entire block...

Maybe the town and yuppies should have thought about that before they made them redue the house instead of knocking it down and putting up two very nice homes.

thats about a 20% increase since october05-06, or about 6-18 months. everyone list's a top end house and hopes someone will overpay. there have been years where montclair re moved 20% so it doesn't seem too strange. the better questions is how some houses had such huge increases ? something must of drastically changed on these lots.
