Looking through all the houses, I think Glen Ridge prices were a little low. I really believe that the taxes in Montclair and Glen Ridge are keeping the prices a little lower than they should be. Think about it. You buy a house in Glen Ridge and then add $1,000 a month or more onto your mortgage payments each month. That's got to hurt.

You are correct. Taxes(as well as interest rates) effect home prices... If taxes went down, the home prices would rise... people could afford to pay more.
those townhomes are gorgeous. top notch construction and quality, lots of space and real luxury finishings. also can't beat the Decamp on the corner. lol
#18 was just reduced to $650k. I think that's a pretty good price for these. Not sure what will happen to the unfinished units across the street.

I agree... I just don't like the bedroom on the first floor.
The st. moritz model is VERY nice.. the upgrades to match the model are pretty costly though.
Does anyone have any information on these townhouses? Why are they not selling? Any idea what the taxes are?
I don't think anyone knows the property taxes yet... they haven't been assessed. ( I asked when I visited the model)
I think 2 have sold so far... and there are only 4+2 models up. That's not too bad.
Gosh, If I ever buy a house with a frumpy, "no-design-taste kitchen" like that...just shoot me.

That picture isn't even from the Heights at Montclair. And FYI, the bar stools don't come with the kitchen.
I like those townhomes... I would miss the yard, but they look pretty nice inside.. love the game room. (nice bait :) )
as for the review... I don't think the property in montclair is overpriced... for the house you get, it compares very well with other towns.. I think the taxes are the real kicker.. You can get a house with almost 7-10k less taxes a year for the same price house in another town.
